AC maintenance in Miami
In Miami the AC runs almost all year. Maintenance on time prevents most of the August calls, from the clogged drain to the capacitor that burns out in the heat and the dirty coil that will not let the system cool.
Tune-up [from $X]. Annual plan with [two visits] and priority service when it is hottest.
What we check on every visit
A full tune-up takes [an hour to an hour and a half] per system, and you get what we found in writing.
Filter
We check it and replace it if needed. [Confirm with Yoel whether the filter is included.]
Drain
We clear it, sanitize it and test the float switch. In Miami, a clogged drain is the most common cause of water inside the house.
Coils
We clean the condenser coil and inspect the evaporator coil. A dirty coil makes the system run longer to cool the same house.
Electrical
We test the capacitor and the contactor, measure the compressor and motor draw, and tighten the connections. A weak capacitor gets replaced before it leaves you without AC.
Refrigerant
We measure pressures and temperatures to make sure the charge is right. If it is low, there is a leak, and we tell you.
Final test
We measure the temperature difference between the air going in and the air coming out, and check the thermostat.
Why Miami needs it more
The AC hardly ever rests
In other states the AC is off all winter. In Miami it runs ten or eleven months a year, and the wear shows up sooner in capacitors, motors and contactors.
Humidity and algae in the drain
The moisture your AC pulls out of the house runs down the drain line. In the heat, algae and sludge grow there and block it. When it blocks, the water overflows the pan and shows up on the ceiling or the floor.
Salt air near the coast
In Miami Beach and other areas near the ocean, salt air corrodes the condenser faster. There it is worth washing the coil more often.
When to do it
The best time is spring, in [March, April or May], before the real heat arrives. With the annual plan, the second visit is in [the fall].

The final price comes in writing after the diagnostic. No surprises at the end.

Questions about maintenance
How often does an AC need maintenance?
In Miami, at least once a year, and twice is better, in spring and in fall. If the unit is near the ocean or you have pets, more often.
How often should I change the filter?
One-inch filters every [one to three months]. With pets or a lot of dust, every month. If you do not know which filter your system takes, we will tell you during the visit.
Does maintenance include a refrigerant recharge?
No. A healthy system does not lose refrigerant. If it is low there is a leak, and we quote it separately as a repair.
Do you service mini-splits?
Yes. We wash the filters, clean the indoor coil and blower wheel, and check the drain and the condenser.
What if you find something broken?
We explain it and give you the price in writing. You decide whether to repair it that day or not.
Do you have plans for businesses?
Yes, with [monthly or quarterly] visits and an invoice after each one. The details are on the businesses and condos page.
